WHY New Construction Development?

My obsession with real estate investing is long-standing.

Years ago, I was flipping a house, and my wife and I lost $55,000 on that flip.

I spent some time analyzing what had gone wrong, and here’s what I found:

I got my repair costs wrong: On an existing home, my repair costs were highly unpredictable. The amount of problems that came up that were unforeseen, and the difficulty in marrying the new with the old, drove the cost of renovations up by tens of thousands of dollars beyond what I expected.

I got my sales price wrong: Additionally, because there weren’t any homes exactly like this—it was on a unique lot, with a unique blend of new and old characteristics—it was challenging to comp this home accurately. We ended up selling it for around $50,000 less than we had expected to.

With new construction development, both of these challenges are minimized. The construction cost is far more predictable, and there are hundreds of similar homes—all built within the last 2-3 years—which give me trustworthy comparable sales on which I can base my sales price.

Because these two key variables are far more predictable and controllable, on my worst new development deal, my investors still made a 26% ROI on their money!

Less than 3 years ago, I would drive past new construction developments WISHING that the projects were mine: that I had put the deals together, that my vision would be affecting the way my city looks, that I could earn my living and support my family doing something that seemed so cool.

Now I have over 50 units in the development process!

I learned, through trial and error, a wonderfully repeatable process that requires nothing but guts.
